Step 1. Defining your housing needs

You might already have a house in mind. And who knows – we might inspire you with a new idea. Where should your ideal home be located? What suits your current life stage best: a family home, an apartment, or a bungalow? How many bedrooms do you need? Together, we’ll create a list of your housing preferences.

Step 2: Determine your budget

Before we start looking for a suitable home, it’s wise to determine your financial scope. How much can you (or do you want to) spend on your mortgage each month? Then calculate the mortgage amount that fits your budget. We’re happy to help! You can also make an initial calculation yourself via the website www.berekenhet.nl.

Step 3. House hunting

We’ll compile a list of properties on Texel that match your preferences and budget. Our tip: take a tour of these homes, even if you’re not immediately excited. A property can be surprisingly appealing once you step inside. Of course, you can also search online yourself, via Funda or other estate agents. Our agents know the Texel market well—don’t hesitate to ask them for advice.

Step 4. Viewing a property

Found a home you like? We’ll arrange a viewing appointment for you. Naturally, your agent will accompany you. They’ll assess the property with a professional, objective eye and know exactly what to look out for! Want to take a second look later on? No problem—we’ll simply schedule another viewing.

Step 5. Structural inspection

Sometimes a structural inspection is a smart move, especially with older homes. It can be done before or after making an offer. If we immediately see that major work is needed, we recommend bringing in an expert early on—such as an independent inspector from a building consultancy or a local contractor. Texel Vastgoed Real Estate can arrange this for you. The inspection can also take place at a later stage.

Step 6. Making your first offer

Your agent is a seasoned negotiator. They’ll guide you through making your first offer. Usually, the initial offer is below the asking price, as sellers often aim high to allow room for negotiation. Together, we’ll determine the terms under which the offer will be made.

Step 7. The next steps

The offer is now with the seller – an exciting phase begins. It’s time to wait and see! Usually, a response follows quickly: the first offer is either accepted, declined, or the seller makes a counteroffer. This is the part of the process we know inside and out. Together with you, we’ll decide on the next steps and the best strategy moving forward.

Step 8. The purchase agreement

Congratulations! Your offer has been accepted and the purchase agreement will be signed. We’ll ensure that all arrangements and (resolutive) conditions are included in the contract. Before you sign, you’ll receive a draft version from us to review at your leisure. If you have any questions, we’re happy to explain everything clearly.

Step 9. Going to the notary

The purchase agreement also states the date on which you’ll sign at the notary’s office. If you're buying the home with buyer’s costs, you get to choose the notary. The notary will prepare all the necessary documents. Of course, you can continue to count on our support during this stage as well.

Step 10. Property valuation

If you want to take out a mortgage, a valuation report is almost always required. This report must be prepared by a certified appraiser based within 20 kilometers of the property. As your purchasing agent, we are not allowed to carry out the valuation ourselves. However, we have strong partnerships with other estate agents on Texel who can perform the valuation for you.

    Step 1. Determining the asking price

    You've decided to sell your property—but at what price? Our agents will advise you on a realistic asking price that reflects the market value. We take into account factors such as leasehold conditions, easements, the property's technical condition, energy label, and any potential defects.

    Step 2. Promotion plan

    A sign in the yard (if you wish) is a start—but it’s not enough to sell your home. Together, we’ll decide which media channels are best for promotion. Will we opt for local newspapers, a sales brochure, posters, or focus mainly on online platforms? We have clear insight into advertising costs and can advise you on all available options.

    Step 3. Preparing for sale

    To ensure a successful sale, you’ll want to present your home at its best—tidy, welcoming, and full of atmosphere. Some people consult a professional stylist, but often small adjustments are enough.     Step 4. Viewing

    We welcome potential buyers—possibly accompanied by their own agent. You don’t need to be present. In fact, it’s often better if you’re not, as viewers tend to feel more at ease asking questions and taking a good look around. We’ll answer all their questions and provide additional information if needed. Our agents have a sixth sense—they can instantly tell when an offer is on the horizon and know just how to respond.

    Step 5. Negotiation

    What strategy will we use if offers come in? We’ve discussed this thoroughly in advance. We know our margins and can accurately assess the value of an offer. Together, we’ll decide whether to accept the offer or make a counteroffer.

    Step 6. The purchase agreement

    Congratulations! Your home is sold, as you’ve accepted the offer. We’ll now draw up the purchase agreement. This document includes, among other things, the sale price, the transfer date, and a list of items that will remain in the property—either included or sold separately. The agreement can also include contingencies, such as financing approval, the sale of the buyer’s current home, or the outcome of a structural inspection.

    Step 7. Going to the notary

    Before signing, we’ve carefully reviewed all documents together and answered any questions you may have. The buyer has inspected the property, and nothing stands in the way of the official signing. The notary handles the financial settlement, including payment for any remaining items, possible repayment of an existing mortgage, and the apportionment of property taxes and water authority charges.
